What is the Cost of Inaction and what’s next?

In our last post, we emphasized the need to carefully consider the risks and reasons for returning to traditional office spaces. We also made the case for prioritizing employee health and wellness during this time. We also emphasized that supporting health and wellness is a form of risk management, largely due to the “cost of inaction.” At this point in the pandemic, we are facing a collision of (1) consumers who are far more educated with respect to the health impacts of their spaces - on topics ranging from air filtration and ventilation to cleaning protocols, with (2) a competitive market for real estate as companies reduce their office space - with a surplus of product, how will projects stand out?

These two factors (and others) create a cost of inaction for developers, property managers, owners and employers who fail to take at least reasonable steps to mitigate the built environment's negative impacts on human health and wellness.
